After our home had been on the market for nine months without an offer, we knew that we needed to take a different approach to finding a buyer.

Engaging in residential real estate transactions reminds me very much of having babies - emotions run through the roof; there is stress, appointments, expectations, risks, demands by buyers, demands by sellers, other family members are involved, interest rates and market conditions fluctuate, timelines can be sensitive, then there is the money ... needless to say, there are factors to juggle and plenty of room for anxiety to run rampant. Therefore, when my husband and I decided to relocate our family out of state - an emotionally charged process which included job changes, moving our two young boys, grandma, and our two dogs, and to sell not just one house but two, while purchasing a third, we knew that we needed the type of professional that didn't just list a house on the MLS and throw a lock box on the door - we needed boutique style, white glove service with a thorough understanding of the Southern Californian luxury market who respected our unique needs, demands, and limitations (which included no lock box on the door, minimal open houses, 24-hours notice prior to showings due to having two large dogs, all while moving three generations, from age 4 to 77.) We considered several local realtors, but realized the personalized service, attention, and responsiveness that Bree provides her clients, coupled with her extensive marketing experience, was the formula that suited us for this journey.
Bree understands how to market and sell a house - which is the entire point of the exercise - she focuses on market-condition appropriate pricing (which can vary during the life of the listing) in a realistic way to draw in prospective buyers immediately while understanding the seller's financial needs; she has access to gorgeous staging services which neutralize the home from being the seller's home to a home that prospective buyers see as their future nest, while simultaneously remaining cognizant and careful with additional investments a seller might need to make to promote the sale; Bree put together impressive marketing materials, from the beautiful HGTV worthy video to the gorgeous glossy print photos to the beautiful galleries that were visible on social media and online real estate sites - absolutely crucial elements that make a home stand out amongst a sea of listings. Bree answered every text, email, and phone call within minutes, irrespective of time of day or day of the week; she attended every showing - and this particular method of home sale is what impressed us the most versus other realtors and what ultimately made us decide to list with her- she did not leave the sale of the home to the buyer's agent, but treated the listing as an exhibit that has been curated and now will be properly showcased- and that's what she accomplished - she ensured that every time a prospective buyer came to the house, details were explained, upgrades were listed, buyer's questions were answered. We were Bree's clients, and always felt as such - we were never outsourced or treated as just another listing... and when I felt stressed, Bree wasn't just my agent, she was a source of calm and reassurance. Ultimately, we received several offers on the home, and accepted from a buyer that Bree appropriately vetted, and the escrow process was remarkably smooth and we even closed early. We are extremely pleased with the result of our home sale.

Having sold several homes across several states, I feel like I have a good grasp on how a real estate professional should operate business. We've had extremely good agents in the past and while I would never speak ill of them, Bree is better than anyone we've worked with. Her marketing of each home is top-of-the line. She does not cut corners and spares no expense to produce high quality postcards, magazines, flyers, custom websites, and property brochures for each listing. She has her hands in everything, she facilitates the scheduling and coordinating of home stagers, videographers, photography, inspections, appraisals, etc. I was especially impressed with the fact that she doesn't balk at the cost to hire drone photographers and to do two photoshoots to capture sunny daytime photos as well as beautiful twilight photos.

Aside from her marketing, her knowledge of the entire real estate process is impressive to say the least. She is not only knowledgeable about real estate, she's good to have in your pocket to bounce ideas off of about style/budget/neighborhoods/traffic noise/what to be aware of re: the contracts and reports and what might be best for your specific needs. She truly wants to find the right home for her buyers and isn't eager to push a sale if its not in the best interest of her client.

She's detail oriented, honest, forthcoming, matter-of-fact (she won't BS you) and the hardest worker in the room. Hire Bree if you want to get top dollar or find your dream home in south OC.

If we could give a sixth star, we would. Moving from Atlanta to Orange County was already a difficult undertaking and after interviewing multiple agents that were recommended, we were still feeling uneasy about making the move. Then we met with Bree. She was honest with us, but optimistic about finding everything we wanted in a home, even in the craziest buyers’ market. Even though we were looking in North OC, which was outside of her focus area, she didn’t pass us off like many of the other agents did. She stuck with us each weekend as we sent her and her team (shoutout to the awesome Carolyn!!) to any part of OC that we could feasibly afford.

She continued to help us narrow down our most important criteria in a home, and after we were sure that we would never actually find a home, she used her contacts in San Juan Capistrano, and found us a gem of a home, off market.

She continued to guide us through the inspection and closing process, negotiating on our behalf to get as much back as possible.

We could not recommend a better agent, especially if you’re first time home buyers like us. She and her team had resources and processes in place so that we never asked question about what’s next or how we should handle a situation. 6 out of 5!!
